Five ways to market a house

Your client has finally decided that the time is right to sell, and you want to place their property on the market. You’ll want to gain maximum exposure for the property with effective marketing materials like yard signs, posters, brochures, and other signage. Not only is it a great way to attract a larger pool of prospective buyers, but it will make it easier for the property to be discovered and, ultimately, purchased or rented. Your local FedEx Office has the resources you need to properly market a house and make the most of the selling or renting experience.

Jump into the real estate market with these five tips for marketing materials:

1. Take great photos

Have you ever seen listings for properties that don’t have any imagery? Does the lack of visuals invite potential buyers to come and see it for themselves, or does it make them skip to the next listing? Many selling agents these days hire a professional photographer for their listing imagery. If having a professional doesn’t make sense for your budget, consider angles and lighting when shooting images on your phone. Make sound decisions when selecting top pictures to post; it’s important to the success of your listing. Maximize your photos with large photo posters that you can display at open houses or in model homes so buyers can see the property’s potential.

2. Supplement your “For Sale” sign

The days of sticking an aluminum for sale sign on your lawn and expecting folks to flock to a home are long gone. You’ll want to supplement that sign with a corrugated plastic yard sign at the end of the block to highlight your Open House. Adding detailed flyers to your For Sale sign is also a key takeaway for buyers. Getting a buyer’s attention with signage outside is critical. But even more sales pitches present themselves once a buyer has committed to coming inside. Various items can make a strong impression and continue the buying experience long after they’ve left. Don’t forget the “Remove Shoes Please” sign that helps keep the property showable.

Tips for designing high-quality real estate flyers:

  • Use professional photos of the property and include images of exterior, interior, and critical features.
  • Use catchy headlines to grab attention and highlight the property's unique selling points.
  • Provide essential details: price, location, size, key features, and a brief description of the property and neighborhood.
  • Use your real estate agency's logo and colors and maintain a consistent design style across all marketing materials.
  • Encourage readers to take the next step, such as visiting the property, attending an open house, or contacting you for more information.
  • Ensure your contact details, including phone numbers, email addresses, and website URLs, are easy to find.

Tips for designing high-impact real estate yard signs:

  • Use concise text that includes only essential information, ensuring the message is easily read from a distance.
  • Choose colors that stand out against each other to ensure readability from a distance, even in various lighting conditions.
  • Include your logo, brand colors, and fonts to maintain a consistent design style and reinforce brand recognition.
  • Make your phone number and website highly visible using large, bold font for contact details.
  • Include professional, transparent, high-resolution photos of the property or agent to make your sign visually appealing and professional.
  • Use weather-resistant materials to ensure longevity, and consider UV inks to prevent fading.

3. Use posters as visuals

Buyers and tenants are all about information. A mounted poster could be a great way to drive the main selling points home as you present them to potential buyers. Highlight the property's key features, amenities, and unique selling propositions, making your presentation more impactful.

Strategically placing posters throughout the property is a great way to reinforce selling points. By placing them near the entrance, in key rooms, and in common areas, you can keep important information in people's minds. But it's not just about placement. These posters' high-quality visuals and compelling content create a lasting impression and aid in decision-making.

In addition to enhancing property tours, posters can be used at open houses, real estate events, and office displays to attract attention and provide detailed information in an engaging format. Effectively using posters creates a cohesive and informative experience that helps potential buyers and tenants visualize themselves in the property.

4. Maximize your open house impact with comprehensive marketing

As an agent selling a home, you know how important the open house can be. Even with incredible online tools, nothing beats the customer experience of walking through a home and soaking in all its features. Highlight the home's selling points with custom posters and flyers that make the kitchen and bathrooms memorable. Additionally, print cards can be used as plaques to showcase automated smart home features and central air conditioning, enhancing the property's appeal.

Create custom business cards for each property you're showing, with your agent information on the front and property details on the back. Strategically place these cards on a bar or countertop, making it easy for interested buyers to grab one as they leave. This personalized touch helps ensure they have your contact information and keeps the property fresh in their minds, increasing the likelihood of a follow-up.

To ensure a successful open house and attract a wide range of potential buyers, adopting a multi-channel marketing approach is essential. Use direct mail to send beautifully designed postcards and invitations to targeted neighborhoods, attracting local interest. Complement this with digital ads across various platforms, such as social media, to reach a broader audience. This multi-channel approach ensures maximum visibility and drives more potential buyers to your open house, significantly increasing the likelihood of a successful sale.
